We have tried to write these differently — clearly, in plain language, without burying the things you actually need to know inside paragraphs designed to discourage reading. 2. WHAT THESE TERMS COVER
These terms and conditions govern your use of the Meridian Property website at meridianproperty.com and any services you engage us to provide, including property sales, buyer representation, property valuations, and market consultations.
By using this website or engaging our services, you agree to these terms. If you do not agree, please do not use this website or engage our services.
These terms apply to private individuals using our services for residential property transactions. Separate terms apply to commercial instructions — please contact us directly in those cases.
3. OUR SERVICES
3.1 Property sales
When instructed to sell a property on your behalf, we act as your agent. Our obligations, fees, and the terms of that relationship are set out in a separate Client Instruction Agreement which you will receive and sign before we begin work. These website terms do not supersede or replace that agreement.
3.2 Buyer representation
Where we act on behalf of a buyer, the terms of that representation — including any fees payable — are set out in a separate Buyer Representation Agreement. We will always be transparent about who we are acting for in any given transaction and will disclose any dual agency situation before it arises.
3.3 Valuations and market consultations
We provide market valuations and consultations as a professional service based on our knowledge of the relevant market and comparable transactions. These are professional opinions and not formal RICS valuations. They should not be relied upon as the sole basis for financial decisions. We recommend obtaining an independent RICS survey and valuation before exchanging contracts on any property purchase.
3.4 Property information on this website
Property listings, neighborhood guides, market data, and all other content on this website are provided for general information purposes. While we take care to ensure accuracy, we cannot guarantee that all information is current, complete, or error-free at all times. Property details are subject to change without notice.
All measurements, areas, and distances are approximate. Floor plans are indicative and should not be relied upon for planning or construction purposes. We recommend independent verification of all measurements before exchange of contracts.
4. FEES AND PAYMENT
4.1 Sales commission
Our sales commission is agreed individually with each vendor and set out in the Client Instruction Agreement. We do not publish a standard fee rate on this website as fees are agreed based on the specific requirements of each instruction.
4.2 When fees become payable
Unless otherwise agreed in writing, our sales commission becomes payable on exchange of contracts. The specific payment terms are set out in your Client Instruction Agreement.
4.3 Third party fees
We may introduce you to third parties including mortgage brokers, solicitors, surveyors, and other property professionals. We will always disclose whether we receive any referral fee or commission from any third party introduction. You are under no obligation to use any third party we introduce, and using or not using them will not affect the quality of service we provide to you.
4.4 Anti-money laundering
In compliance with the Money Laundering Regulations 2017, we are required to verify the identity of all clients before commencing any property transaction. We will request identity documents from you at the outset of our relationship. We cannot proceed with any instruction until this process is complete. This is a legal requirement and applies to all clients regardless of the nature of the transaction.
5. YOUR OBLIGATIONS AS A CLIENT
When engaging Meridian Property to act on your behalf, you agree to:
Provide accurate and complete information about yourself and the property in question, including any material facts that may affect a buyer's decision to purchase
Inform us immediately of any change in circumstances that may affect the transaction, including changes to your financial position, legal status, or intentions regarding the property
Not simultaneously instruct another agent on a sole agency basis without our written agreement — the terms of your instruction type are set out in your Client Instruction Agreement
Cooperate with our anti-money laundering verification requirements in a timely manner
Not misrepresent the condition, history, or legal status of a property you are selling
6. PROPERTY VIEWINGS
6.1 Booking viewings
All viewings of properties listed by Meridian Property are by appointment only. We do not conduct open house viewings as standard practice. Viewing appointments can be booked through this website, by telephone, or by email.
6.2 Accompanied viewings
All viewings are conducted by a member of the Meridian Property team. Unaccompanied viewings are not offered.
6.3 Cancellations
We ask that you give at least 24 hours notice if you need to cancel or reschedule a viewing appointment. Repeated late cancellations may affect our ability to prioritise your viewing requests.
6.4 During viewings
You agree not to photograph or film a property during a viewing without the express permission of the vendor. You agree to treat all properties and their contents with care and respect. You agree not to approach vendors directly during or after viewings without our knowledge.
7. MAKING AND RECEIVING OFFERS
7.1 Offers made through Meridian
All offers on properties listed by Meridian Property must be submitted through us. We will communicate all offers received to the vendor promptly and in writing. We are legally required to communicate all offers received, regardless of whether the vendor has already accepted another offer.
7.2 Acceptance of offers
An accepted offer does not constitute a legally binding contract. In England and Wales, a property transaction only becomes legally binding upon exchange of contracts. Either party may withdraw from a transaction prior to exchange without legal liability, though this may result in financial loss including conveyancing and survey costs.
7.3 Best and final offers
Where a best and final offer process is initiated, the terms and deadline of that process will be communicated to all interested parties in writing. We will inform all parties of the outcome of the process, though we are not obliged to disclose the amounts offered by other parties.
8. DATA PROTECTION AND PRIVACY
8.1 How we use your data
We collect and process personal data in accordance with the UK General Data Protection Regulation and the Data Protection Act 2018. Our full Privacy Policy is available at meridianproperty.com/privacy and sets out in detail what data we collect, how we use it, who we share it with, and how long we retain it.
8.2 Marketing communications
If you have provided your email address to receive property alerts or market updates, you may unsubscribe at any time by clicking the unsubscribe link in any email we send or by contacting us at hello@meridianproperty.com. We will never sell your personal data to third parties.
8.3 Cookies

10.3 Market conditions
We are not liable for changes in market conditions, property values, or interest rates that occur during the course of a transaction or after its completion. Property values can go down as well as up. Past performance of the market or of individual properties is not a guarantee of future performance.
10.4 Third party websites
This website may contain links to third party websites. We are not responsible for the content, accuracy, or practices of any third party website and the inclusion of a link does not constitute endorsement.
Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited by law.
11. COMPLAINTS
We take complaints seriously and aim to resolve them promptly and fairly.
If you are unhappy with any aspect of our service, please contact us in the first instance at hello@meridianproperty.com or by writing to our registered address. We will acknowledge your complaint within 2 business days and provide a full written response within 15 business days.

These terms and conditions are governed by the laws of England and Wales. Any dispute arising from these terms or from your use of our services will be subject to the exclusive jurisdiction of the courts of England and Wales.

When we make material changes, we will update the date at the top of this page. Your continued use of this website or our services after any changes constitutes your acceptance of the updated terms.
