Islington is the neighborhood that keeps getting discovered and never gets ruined by it.
It has been fashionable since the 1960s, when writers and theatre people began moving into the Georgian terraces around Barnsbury because they were large, beautiful, and affordable. They are still large and beautiful. They are no longer affordable in the way they were then, but at an average of $1.1M — the lowest of any neighborhood I cover — they remain the best value proposition in prime central London for buyers who understand what they are looking at.
The case for Islington is fundamentally spatial. The Georgian and Victorian terraces that line the streets of Barnsbury, Canonbury, and De Beauvoir Town were built to a scale that the Victorian and Edwardian suburbs never matched and that post-war development never attempted. Four-storey townhouses with double reception rooms, 10-foot ceilings, and gardens of 40 to 60 feet — available at prices that would buy you a two-bedroom flat in Marylebone.
The transport connectivity is the other fact. Angel and Highbury & Islington are two of the most useful interchanges in Zone 2 — the City is 10 minutes, King's Cross 4, the West End 15. The people who work in financial services, law, media, and technology and who do not want to commute from Zone 4 have consistently chosen Islington for the last forty years. That consistency is not coincidence.
