Kensington does not announce itself.

That is, in part, what makes it Kensington. The streets between Holland Park and the High Street do not have the saturated cultural identity of Notting Hill or the river-facing drama of Chelsea. What they have is something harder to manufacture and impossible to replicate: a settled, self-possessed quality that comes from being genuinely desirable for a very long time without needing to advertise the fact.

The architecture sets the tone. The large detached and semi-detached Victorian houses on Campden Hill Road, the Edwardian mansion blocks on Kensington Court, the stucco-fronted terraces of Phillimore Gardens — these are buildings that were built to last and have been maintained accordingly. They have the proportions and the craftsmanship of a period when both were considered non-negotiable. You cannot build them now. You can only find them, and in Kensington, they are still findable.

The park is the other fact. Holland Park — 54 acres of formal gardens, woodland, and open lawn — runs along the northern edge of the residential area. It is not Regent's Park in scale, but it is more beautiful, more intimate, and almost entirely unknown to tourists. On a weekday morning it belongs entirely to the people who live nearby. Peacocks in the formal garden. Deer in the woodland. A Japanese Kyoto Garden that most Londoners have never visited despite it being one of the finest gardens in the city.

At $4.1M average, Kensington is the most expensive neighborhood I cover. That price buys you something specific: stability. In fourteen years of working this market, I have never had a Kensington vendor who regretted buying.
