Notting Hill has a reputation problem not because it's bad, but because the reputation undersells it.

Most people outside London think of Portobello Road on a Saturday morning. The market, the tourists, the colour. That's real, and it's genuinely wonderful. But the people who actually live in Notting Hill don't experience it on Saturdays. They experience it on Tuesday mornings, when the road is quiet and the same stallholders who've been there for thirty years are setting up for the week, and the café on Elgin Crescent already has your order started because you've been coming in for four years.

That Tuesday morning version of Notting Hill is what you're buying. The Saturday version is what you're visiting.

The residential streets behind the market — Ladbroke Grove, Pembridge Villas, Arundel Gardens, Chepstow Villas — are among the most architecturally coherent in London. Wide stucco-fronted Victorian and Edwardian terraces, communal garden squares, a scale and a density that feels genuinely European. The kind of street where children still play outside in the early evening.

I have sold 18 properties in this neighborhood in the last three years. Every single vendor has said some version of the same thing on the day of completion: "I'm glad we're staying in the area.
